How do I know if my grading is the problem?

A few signs to watch for: water pooling near your foundation after rain, damp or musty basement walls, cracks in your foundation, or low spots in your yard that stay wet longer than the rest of the property. If your yard slopes toward your house instead of away from it, that's usually the root cause.

Is this the same as basement waterproofing?

No. Waterproofing seals the outside or inside of your foundation itself, that's a different trade. Grading addresses where the water goes before it ever reaches your foundation. Many basement water problems start with grading, not with the foundation itself.

Can this help even if I already have a sump pump?

Yes. A sump pump manages water that's already gotten in. Regrading reduces how much water reaches your foundation in the first place, so your sump pump isn't working overtime, and you lower the risk of it being overwhelmed during heavy rain.

How long does a regrading job take?

Most residential properties are completed in one to two days, depending on the size of the yard and how much reshaping is needed.

What time of year should I get this done?

Spring through fall is best, once the ground has thawed. That said, if you're dealing with active water issues, it's worth having it assessed as soon as possible rather than waiting for a specific season.

Is this covered by insurance if I've already had water damage?

Some disruption to grass or landscaping near the foundation is normal with regrading work, but we work carefully to minimize impact and can advise on reseeding or restoring the area afterward.

Will this affect my landscaping or lawn?

That depends on your policy and provider, we're not able to advise on insurance coverage. What we can do is assess the grading issue and give you a clear picture of what's causing the water problem, which is often useful information for your insurance claim as well.
